In a notable development for the UK property sector, house prices experienced their first decline of the year in May 2026. This downturn has been attributed to higher mortgage rates and prevailing economic uncertainties, which have collectively dampened market activity. The average home price in the UK dropped by 0.6% from April, settling at £278,024. Furthermore, the annual growth rate for house prices decelerated to 1.7%, down from 3% in the previous month, signaling a slowdown in the housing market’s momentum.

The surge in borrowing costs has significantly affected the affordability of purchasing property. Currently, the average fixed-rate mortgage stands above 5.6%, a level that has strained potential buyers and reduced demand. This cooling demand is particularly noteworthy as it unfolds during one of the traditionally busiest times of the year for property transactions. Analysts have pointed out that the increased mortgage rates have played a pivotal role in this trend.

Reflecting these shifts, real estate consultancy Savills has adjusted its forecast for the housing market. The consultancy now anticipates a 2% decline in average UK house prices over the year, revising its earlier expectation of modest growth. Analysts suggest that the sustained pressure from high financing costs, coupled with broader economic uncertainties, is likely to continue exerting downward pressure on the market in the months ahead.

Despite the current slowdown, economists remain cautiously optimistic. They highlight that mortgage rates, while elevated, are still below the peaks observed in 2023. This, combined with potential stabilization in financial markets and a possible easing of energy prices, could mean that the recent weakness in the housing market is temporary. Nonetheless, ongoing challenges related to affordability and indications of a softer labor market present significant risks to the sector’s recovery.
